Bannockburn, IL-based LTD Commodities is expanding operations that currently include a facility nearby at 2905 Diehl Rd. in neighboring Aurora, a factor that weighted heavily in the selection of the 2275 Diehl Rd. site. The distributor of consumer and business products expects to occupy their new facility this month even though work will not be completed until July. About 15,000 sf will be used for office space, while the rest will be a warehouse.

Jeanne Rogers, CCIM, SIOR, of Des Plaines, IL-based Arthur J. Rogers & Co. represented Anonymous Diehl while corporate managing director Brian Netzsky, Michael Morgan and Jim Herbst of Julien J. Studley Co. negotiated for LTD Commodities. David Kahnweiler of Colliers Bennett & Kahnweiler served as special consultant to Anonymous Diehl LLC. Rogers has been exclusive marketing agent since the building was completed last fall.

Although terms were not disclosed, asking rents for industrial space in the Aurora-Naperville area range from $4 per sf to nearly $8 per sf.Construction is being done by Itasca, IL-based FCL Builders, Inc. They will provide 30-foot clear height, 3,200-amp service and 40 exterior truck docks. Senior project manager Craig Slinker, assistant project manager Kyra Tillman and site superintendent Fred Johanns are overseeing construction. Harris Architects Inc. is providing architectural services.

"By occupying a company-controlled facility, LTD Commodities will improve the efficiency of their supply chain, and will realize a significant reduction in warehousing costs and shipping times," Netzky says.

The site has parking for 338 cars.
