It has been confirmed that a contract is awaiting final signoffs, as is the official announcement. A Mack-Cali insider today has clarified that only the Dallas-area portfolio is headed Insignia's way and not the entire shebang of 18 buildings and three million sf statewide. The North Texas holdings total one million sf. CB Richard Ellis in San Antonio is Mack-Cali's broker in Central Texas. The game plan calls for Mack-Cali to continue in-house leasing, an inside source has told GlobeSt.com.

Months ago, the Cranford, NJ-based REIT had announced plans to withdraw from all markets and focus on the northeast and Mid-Atlantic, home to the bulk of its 29.1 million sf, class-A holdings. The property disposition west of the Mississippi got under way in late March in Colorado.

The pending Insignia/ESG Capital Advisors contract shows just how serious the REIT is about exiting Texas. According to Mack-Cali's Web site, the REIT still owns 18 office and office-flex buildings here. Some might have fallen by the wayside since Web sites are notorious for outdated information and officials aren't going to talk until the ink dries on the contract.

The Web site shows Dallas holdings as being the 173,837-sf 3100 Monticello; 95,509-sf Preston Centre Plaza and 367,018-sf Tri West Plaza, which also houses the REIT's regional office. Its other North Texas properties are the 74,429-sf Landmark Bank Centre in Euless; 142,634-sf Metroport in Irving; 97,889-sf Republic Place in Plano; and 82,576-sf Santa Fe Plaza in Richardson.

In Houston, Mack-Cali owns the 109,574-sf 1717 St. James Place and 103,689-sf 1770 St. James Place; 168,000-sf 2100 W. Loop South; 155,099-sf 5300 Memorial; 130,000-sf Ashford on the Bayou; 70,999-sf Cornerstone Regency; 112,213-sf Katy Plaza; and 148,434-sf Town & Country Central One. The San Antonio holdings are the 187,312-sf Century Building; 248,7000-sf Concord Plaza; 248,153-sf Riverview; and 256,137-sf Tetco Tower.
