Hurmis says he has had at least eight buyers jockeying for Valley Ranch, which is listed on the Henry S. Miller Web site. The asking price is as hushed as the sales price, with it being the only ranchland for sale on the site that is not quoting a price.
"It's a hot piece of property. You just can't buy 10,500 acres only 30 minutes from Dallas," he emphasizes to GlobeSt.com. It is the largest parcel of raw land this close to Dallas, he says. The property contains just four houses and several farm outbuildings.
The Trinity River bisects the 10,500 acres, which had been assembled under one owner between the 1950s and 1980s. Hurmis says the previous owner had hoped to develop a town along the estimated 5.5 miles of Trinity River shoreline should the waterway be upgraded, as was once planned, so that it would be navigable from Dallas to Houston. The acreage also is five miles from the CF Hawn Freeway, which leads into Dallas. The nearest town is Combine, with a population of 1,781. Hurmis, along with Henry S. Miller broker Ray Utley, negotiated the sale.
