The 226,301-sf Hart Graphics Inc. complex is situated on about 16.4 acres and contains two warehouses and two small office buildings. It is the last printing site of Hart Graphics, which has been disposing of its properties statewide in recent years. The printer had shuttered its doors just last week.

At month's end, the curtain falls on Hart Graphics' legacy with the auction of its printing and office equipment. The commercial printing firm has been around town since 1912. Its business includes soft cover book manufacturing, print product assembly and bulk distribution. "It's an Austin mainstay," Alan K. Lacey, NAI/CIP office specialist, tells GlobeSt.com. He and his father, Royce Lacey, vice president and industrial specialist, are the listing agents for the estimated 30-year-old complex.

It's not unusual to hear claims that a for-sale property is prime development material. But in this case, the infill tract certainly can live up to the bragging. It is abutted on three sides by a significant amount of retail and fronts on the high-traffic MoPac as well as being reasonably close to the downtown. "Our assumption is a buyer will knock down the buildings," says Alan Lacey. And, he maintains, it's just really difficult to find large tracts in the northwest submarket.
