The project is positioned along Freidrich Lane in the southeast submarket, perhaps the city's only one without any sublease available space, say researchers. The submarket's strength is bolstered by its proximity to the Austin Bergstrom International Airport.
The 32-acre Southpark Commerce Center III will deliver in December. Zapalac/Reed Construction Co. of Austin is the general contractor for the design by Reh Burwell Partners of Austin.
The spec project will build out State Farm's holdings in Southpark Commerce, but it has an option for extra land, says Johnson. The project has been on the drawing boards for six months and is being taken off because Southpark Commerce Center II is 95% leased. The existing four-building project, owned by State Farm, totals 372,000 sf.
Southpark Commerce Center III will boast buildings of 24-clear height and dock-high facilities in a concrete tilt-up design. It will match the rest of the park. Prudential, says Johnson, holds title to Southpark Commerce Center I.
