It just wants to move the space and move it quickly in a market that's flooded with prime office locations, David Sheldon, marketing director for Austin-based Endeavor Real Estate Group, tells GlobeSt.com. "They have no desire to sit on it," he says.
As a result, Trilogy has dropped its asking price to $22 per sf from $28 per sf at one location and $30 per sf from $34 per sf at another. Sheldon says it's "one of the most significant" rate reductions that has hit the marketplace since high-tech companies, Trilogy included, have started cutting back on space and laying off workers. And, predicts Sheldon, more companies will be following Trilogy's lead.
Trilogy, headquartered at 6034 W. Courtyard Dr., is giving up 31,808 sf in the Millennium at 6504 Bridgepoint Parkway and the balance at Bridgepoint Plaza I and II. Trilogy ventures carorder.com and appliance.com had occupied the sites until they fell victim to the dot-com fallout that kicked off the start of this year. The vacant space is located in Austin's northwest submarket, which accounts for about 63% of the city's more than 1.8 million sf that's come to market primarily in the first quarter.
In recent months, Trilogy has slashed its workforce and looked hard at cost-cutting measures to stay strong until the high-tech industry rebounds. The space, being marketed by Endeavor's Bryce Miller, is excess office area at this time, says Sheldon. Trilogy's space carries lease ending dates that range from July 2002 through November 2005.
