The done deal comes with a tenant, Sun N Sand, for about half the space and a second sales listing for the Henry S. Miller Commercial team of David R. Dunn and Larry G. Rodgers in the Arlington office. Dunn tells GlobeSt.com that Sun N Sand has signed a long-term lease and will move in July 1 to its portion of the building. Today, Dunn and Rodgers expect to close a lease for the balance of the industrial building at 1805-1813 109th St. Sun N Sand in turn is listing its nearby 10,000-sf building with the brokerage team.
The Great Southwest building was constructed in 1978 and boasts a corner lot positioning plus is rail served. It has been vacant for nearly a year. Tenant Sun N Sand is an importer of specialty handbags that are distributed to resort gift shops, says Dunn. Dunn and Rodgers have represented the buyer and tenant in the freshly closed transaction. Blake Anderson and Mark Skinner, both of the Bradford Cos., have acted on EastGroup's behalf. EastGroup is a self-administered equity REIT that has holdings concentrated in California, Florida, Texas and Arizona.
