The property is part of a 70,000-sf center, which had been built in 1981 at 11923 Elam Rd. in the heart of the small community of Balch Springs. Fellman tells GlobeSt.com that his part of the center is leased by PayLess shoe store on a long-term contract and a hair salon, which has a short-term pact. GWR Property and Mortgage Co. Inc. is the seller.
Fellman has bought the 40-foot by 60-foot building from WLF Realty Advisor Inc., also a Dallas entity. "It was just a good little user deal," Evans says of the transaction. He says such properties frequently sell quickly in today's market, particularly in those communities, such as Balch Springs, that abut the Dallas city limits.
