The move represents a slight expansion for the firm, which has sealed a five-year lease for University Center, Mike Fay of Maverick Real Estate tells GlobeSt.com. Office space in the one-story garden office complex is being quoted at $18 per sf full service. The two-building complex is situated near the intersection of Central Expressway and Garden Boulevard.

Fay has represented the building owner, Dallas-based Greenway Investments. Steve White of Vanguard Commercial in Dallas has acted on the tenant's behalf.

In another Richardson lease, Fay has signed Telco Gray Distribution & Integration to 7,371 sf at 1400 Distribution Center, located at 1354 Exchange Dr. The firm is leasing the entire building, owned by RREEF Funds.

Telco Gray is a new company to the metroplex, says Fay. The firm is in the process of moving into the freestanding building, which is part of a 54,765-sf multi-tenant complex in the heart of Richardson. The property is being quoted at $6 per sf net. Fay has represented RREEF in the lease talks.
