Simula Safety Systems Inc. has signed a 16-year lease for 7822 S. 46th St. The Phoenix-based Simula has been rapidly growing over the past several years as it garners additional government and non-government contracts. The company plans to use the space for manufacturing and distribution. The building is just north of Phoenix's South Mountain Park and about a mile west of Interstate 10.

Cohen Arizona One owns the building. Principal Curtis Brown of the Phoenix office of Ross Brown Partners Inc. has negotiated the transaction.

The Baseline Corridor has been steadily attracting attention from residential and commercial developers in the past few years. It offers affordable land, quick access to the downtown and airport and the views of the South Mountain Range. A number of residential projects are under way in the area and another 18-hole golf course is set to open.
