Of the total square footage, 55,000 sf is what Zimmel Associates' president David Zimmel calls "upscale office space." The rest is fitted-out for industrial use, with 30,000 sf of warehouse space, eight loading docks and 24-foot ceilings. The warehouse space is zoned for high-hazard use, according to Zimmel.

Ideally, Zimmel would like to see a single user requiring a headquarters location combining home offices and a light industrial operation. The asset is located in the Princeton corridor submarket about halfway between Philadelphia and New York.
