Wayne B. Swearingen and J.C. Adams, both of Vector Project Services LLC, are bringing the TEKSystems and Maxim Group to a full floor, totaling 25,038 sf, at II Hickory Centre at Mercer Crossing. Swearingen tells GlobeSt.com that the national staffing companies will move into the floor in September.
The pact takes the structure, completed last year, to 75% occupancy. "It's a big national staffing firm," says Swearingen. "We're going to give them building identity ... and it will attract a large number of new people to the project." Jamie Smith and Mary Stone, both of Colliers International's Dallas office, have represented the tenant in the transaction.
Swearingen also is close to signing a deli for the structure as talks progress for pre-leasing on the 100,000-sf III Hickory Centre and 223,000-sf IV Hickory Centre. The 223,000-sf building is under construction and crews are gearing up to begin work on the 100,0000-sf structure. Both deliver in summer 2002 in the 950-acre corporate development situated at the intersection of Interstates 35 and 635 in Farmers Branch.
In Las Colinas, mall developer and owner General Growth Inc., based in Chicago, is taking 11,296 sf in a seven-year lease at Las Colinas Tower II, located at 225 John Carpenter Freeway. Baker Commercial Realty Inc.'s president Phil Baker and his assistant, John Huff, have represented General Growth. New York City-based Colonnade Properties, the building owner, has used in-house broker Tom Cruikshank to negotiate the deal.
Huff tells GlobeSt.com that General Growth will relocate from 122 W. John Carpenter Freeway, situated across the street in early August. Tenant finish out currently is under way. General Growth has been occupying about 7,500 sf at its present location.
Colonnade's development is a two-building office complex, linked with a plaza, that consists of 352,160 sf. The going rate in the office project ranges from $21 per sf to $23 per sf.
In another Baker Commercial Realty signing, Koeppel Tener Real Estate Services will be moving into 5,005 sf at the multi-tenant 5477 Glen Lakes Dr. in North Dallas. David Ellis and Kevin McGovern, both of Baker Commercial Realty, have acted on the tenant's behalf while Steve Mancillas of Cantex Realty has represented the building owner.
Inner Space will be moving in July 1 to 5,250 sf of retail space at Beltline Road and Marsh Lane in Dallas, where it will set up a high-end home theater and car audio store. Dan Shoevlin and Tara Harper, both of Henry S. Miller Commercial, have represented the tenant, an entity of Stonebriar Inc. in the transaction. Chris Wozniak of Beltway Development Corp. has acted for the center's owner.
In two other Henry S. Miller Commercial-negotiated pacts, Management Recruiters International is taking 1,258 sf at 5501 LBJ Freeway, a multi-tenant assignment held by Cushman & Wakefield of Texas Inc. Shannon Brown of C&W's Dallas office has negotiated the Galleria submarket deal. And 2520 Cedar Springs Rd. in Dallas will be the site of the first Perry's Restaurant in a 6,200-sf lease for the former Ruggeries location. Tenant finish out is under way, with an August move-in being eyed. Perry's Restaurant, a steak and seafood eatery, is planning to open its doors in September. The Henry S. Miller Commercial team of Mark Hajdu and Harper has sealed the pact, with Jack Gosnell of the Gosnell Co. in Dallas acting for the property owner.
