Corbin Crews, Insignia's leasing director, is now handling the 264,582-sf Space Center and 202,559-sf Regal Distribution Center, both located in the Trinity Industrial District in the lower Stemmons-Trinity Brookhollow Industrial area. Crews tells GlobeSt.com that Houston-based Weingarten had been leasing both office-warehouse properties since their acquisition a couple of years ago. The upcoming rollover of 10% to 15% at both locations has sparked the decision for a third-party contract, says Crews. Crews says Insignia has held the Weingarten leasing pact for its DFW portfolio for about 1 1/2 years.
The two-building Space Center is located at 3511-3535 Irving Blvd. and 5017-5199 Pulaski St. and the one-building Regal is situated at 4747 Leston Ave. Weirs Furniture Village leases about 30% of the Space Center and A-Plus Global holds about 20% of Regal Distribution. Space Center is fully leased and Regal is riding at 94% occupancy.
The buildings are Weingarten's only holdings in Trinity Industrial District. The structures are about 20 years old, with 22-foot clear heights. Dallas-based Vantage Cos. had developed both locations.
