The project is rising on an 11.5-acre site located at 445 N.Douglas St. It will consist of 173,000 sf of office space and43,000 sf of flex space that can be utilized for light techmanufacturing, warehousing or light assembly operations.

Plans call for a 160,000-sf floor plate on the first floor andseparate lobby entrances at opposite sides of the 670-ft longstructure. These features "enable excellent corporate identity fortwo tenants," says Rooney Daschbach, senior vice president ofmarketing for Overton Moore Properties, the project'sdeveloper.

Designed by MacDavid Martinez Architects, the building will alsofeature 15-ft slab-to-slab clearance, 10-foot ceilings on thesecond floor, 150-lb floor load capacity, a generator pad and3.6/1,000 surface parking.
