Reclaimed Textiles has signed a long-term lease for 48,100 sf ofoffice-industrial space in the 173,000-sf building owned by TMTRealty. The building owner had bought the property in October 2000and has since divided it into leasable space while maintainingabout 87,000 sf for TMT's use, Michelle Hudson, senior vicepresident of Henry S. Miller Commercial, tells GlobeSt.com. About38,000 sf is open in the 31-year-old structure, which is fetching arate of $3.75 per sf gross. For three decades, the building hadbeen the main operation for United Stationers, Hudson says.

Reclaimed Textiles also will be operating its main distributioncenter at the Regal Row location. The business will beconsolidating operations now located at Halifax and Ambassador Rowin Dallas.

Hudson and associate Linda Ward have negotiated the deal on thebuilding owner's behalf. Kacy Jones and Tom Smolik, both of TIGReal Estate Services, have represented the tenant.
