Reclaimed Textiles has signed a long-term lease for 48,100 sf of office-industrial space in the 173,000-sf building owned by TMT Realty. The building owner had bought the property in October 2000 and has since divided it into leasable space while maintaining about 87,000 sf for TMT's use, Michelle Hudson, senior vice president of Henry S. Miller Commercial, tells GlobeSt.com. About 38,000 sf is open in the 31-year-old structure, which is fetching a rate of $3.75 per sf gross. For three decades, the building had been the main operation for United Stationers, Hudson says.
Reclaimed Textiles also will be operating its main distribution center at the Regal Row location. The business will be consolidating operations now located at Halifax and Ambassador Row in Dallas.
Hudson and associate Linda Ward have negotiated the deal on the building owner's behalf. Kacy Jones and Tom Smolik, both of TIG Real Estate Services, have represented the tenant.
