Representatives of the landowner, including Ron Miller, couldn't be reached at GlobeSt.com's publication deadline. Butarea brokers who have done deals near Plymouth recently tell GlobeSt.com on condition of anonymity the asking price should be no more than $2 per sf or about $87,120 per acre.
That would place the total asking price at about $7 million.
"I doubt very seriously if that number will ever be attained," a land specialist at a name brokerage tells GlobeSt.com. "It probably will be in the $1 or $1.10 range."
Brokers tell GlobeSt.com that while the 80 acres could have long-range potential as a key retail or commercial product, there is no dense residential nearby to sustain such development immediately. Miller bought the property three years ago for an undisclosed price. The airport is a popular venue for area aviation enthusiasts but hasn't been a steady revenue producer for the owner, Plymouth business sources familiar with the airport's operations tell GlobeSt.com.
"Although I know the area, I haven't done any deals there for awhile, but in a market where retail product is limited, I should think this parcel has potential with the right rezoning and resources," Dean Fritchen, senior associate at Arvida Commercial Real Estate Commercial Division, Winter Park, FL, tells GlobeSt.com.
