Grothaus, also of Caldwell Watson, has brokered the deal for the seller, John Lightfoot Trustee. Grothaus tells GlobeSt.com that R&M Partners plans to build an owner-occupied, office-warehouse facility on the property.

In another transaction, Andergauge USA Inc. has leased a 14,000-sf industrial facility in the Willowbrook Industrial Park in the FM 1960/Willowbrook submarket, also in northwest Houston. Andergauge is an international drilling company with offices in Houston, Scotland, India and the Middle East. Thad Hickman and Tyndall Yaap, both of Grubb & Ellis Co.'s Houston office, have represented the building owner, Capital Commercial Development. Gary Mabray of Colliers International has acted on the tenant's behalf.
