"We are very bullish on the west side," Mark Villalpando, aproject manager with Vestar tells GlobeSt.com. "We think thedemographics are great for retail. We are actively looking foradditional projects."

Loop 101's recent completion in the West Valley has made thearea viable for residential and commercial development for thefirst time, Villalpando says. The gush of new housing, andconsequently new residents, that has followed the freeway openinghas increased the demand for quality retail. "It is a newly openedarea with a substantial amount of new housing coming and is an areathat had been previously underserved on a retail basis,"Villalpando says. "The completion of highway infrastructure reallymakes that area function very well. It just provides access fromthe west side to all parts of the Valley."

When complete, Loop 101 will ring the entire Valley. In the WestValley, it connects to Interstate 17, which runs north to south,near the northern edge of Glendale and travels south. It eventuallywill connect with Interstate 10, an east to west artery, near 99thAvenue.
