To offset the loss, the Jones Lang LaSalle team is hard at work to find a replacement tenant for Briargrove Place, situated at 17855 Dallas Parkway. "This was a total surprise. It melted down overnight," Sandie Matejek, Jones Lang LaSalle's property leasing agent, tells GlobeSt.com. Not to be undaunted, Matejek and general manager Katie Skipworth have put together a marketing plan to alert brokers that the premier office space is coming to market.

The office space being vacated by Marketing Specialists, based in Dallas, includes the entire second floor, where there is 32,756 sf of contiguous space. The marketing firm has been a tenant since Oct. 1, 1998.

Briargrove Place's lead tenant is Hartford Insurance Co., which occupies 69,097 sf of rentable office space in the 127,000-sf structure. Hartford has about seven years left on its 10-year lease, says Matejek.

The Barry Co., based in Atlanta, developed Briargrove Place and served as leasing agent and property manager. Australia-based Lend Lease bought the holding and retained the former owner as leasing agent until just recently. Matejek says the replacement came about due to Lend Lease developing a "short list" of property managers and leasing agents for its US holdings. Jones Lang LaSalle has the contract for one other Lend Lease building in the Dallas-Ft. Worth metroplex.

The four-story Briargrove Place is located on the west side of the Dallas North Tollway and less than a mile from the new George Bush Turnpike in the metroplex's designated Platinum Corridor submarket. The high-profile office building is within the immediate area of upscale restaurants and high-end retail, including the Bloomfield Hills, MI-based Taubman Centers Inc.'s Shops at Willow Bend. The 1.4 million-sf retail power center opens Aug. 3.
