Mark Ritchie, Steve Botto and Gary Seiden of Ritchie Commercial Real Estate markets Opus Center San Jose for the developer and represented Phoenix-based Opus West in the lease transaction. Deloitte & Touche negotiated on its own behalf.

Including 21,500 sf committed to by Salomon Smith Barney and 6,100 sf to be occupied by Opus, the project at 225 West Santa Clara St. is now 50% leased. Asking monthly lease rates in the building are between $5 per sf and $7 per sf.

Opus purchased the land for Opus Center San Jose in October 1999 and began construction that December. The facility's parking garage will open next month and the building itself is on schedule for shell completion this September, according to Dennis Randall, senior director at Opus West and the development manager of the project.

In addition to Opus Center San Jose, regionally Opus West is developing a million square feet of suburban office space at Sierra Point on the San Francisco Peninsula, two industrial projects in Livermore and one in San Jose. In Sacramento, Opus West is developing its third shopping center in the state capitol--called the Promenade.
