The project is tentatively scheduled to open in September at an estimated hard construction cost of $7.2 million or about $75 per sf, area construction industry estimators tell GlobeSt.com. OA Development officials couldn't be reached to learn cost details.
Rents will be in the $4.75 per sf to $5.26 per sf range depending on the volume of space leased and percentage of the buildout. The project will offer 30 dock-high doors, a 24-foot minimum clear ceiling height and build-to-suit offices.
Rick Tumlin, director, industrial properties, Advantis Real Estate Services, Atlanta, is marketing the venture. He feels the project will cater to air freight forwarders, distribution companies "and other users that will be displaced by the fifth runway at Hartsfield," he tells GlobeSt.com.
Nearby competition will come from AMB/Seefried's 700,000-sf Southfield Corporate Center; Ellis-Davis's 171,000-sf Airlogistics park; and Seefried's 102,000-sf Airport South center.
