The tenant is Freshpoint of California, a unit of food conglomerate SYSCO Corp. Its new building is inside the 650,000-sf Los Angeles Regional Distribution Center, at 5305 Rivergrade Road.

Freshpoint will move from smaller quarters in the City of Commerce.The Irwindale facility was built by Hughes Family Markets in 1993,but Hughes was acquired by Ralphs Grocery Co. in 1997 and consolidated its operations elsewhere.

The property was purchased in March 2000 by Boston-based institutional advisor TA Associates Realty in partnership with Wohl PropertyGroup. Wohl is a private investment and development firm headquartered in Newport Beach.

The Freshpoint lease pushes the complex's occupancy rate to about 90%. Neighboring tenants include Four Seasons General Merchandising Inc. and Authentic Fitness Corp.

David Norrie, Art Rasmussen, Darla Longo and Barbara Emmons of CBRichard Ellis represented the landlord in the transaction. Norrie also represented the tenant.
