Parent firm Head & Equipment LLC has signed a 10-year lease for the five-acre project that delivers in April 2002, Trey Fricke, vice president of the industrial division for Dallas-based Henry S. Miller Commercial, tells GlobeSt.com. The construction equipment rental operation now operates at a nearby 15,000-sf location along Roy Orr Boulevard.

The building is coming out of the ground in an industrial corridor that "is seeing a lot of activity," says Fricke. Just to the north, Seifried Properties is building a spec industrial park while H&E's building owner, Pavecon Construction is prepping to add another structure to its 18 1/2-acre tract. The H&E building will be positioned in front of a Pavecon-occupied structure. Fricke represented Pavecon in the lease negotiations while Delores Kline of Jacksonville, FL acted on the tenant's behalf.

Fricke also has closed an 18,177-sf lease renewal for Arlington Office Furniture, also located in the Great Southwest submarket. The five-year lease calls for 13,714-sf of showroom space at 1827 E. Division St. and 4,463-sf of warehouse space at 323 Exchange Dr., both in Arlington. Fricke represented building owner VJS Properties and John Brewer of the Robert Lynn Co. in Dallas acted for the tenant.

The Henry S. Miller Commercial team of David R. Dunn and Larry G. Rodgers has secured final signatures on a long-term lease for Gardiner Properties Ltd. and Abasto Internacional Inc., a Mexican candy and beverage supplier. The tenant has moved into 5,000 sf of office-warehouse space vacated some time ago by Chemsil in a signing that takes the Great Southwest property at 3010 Avenue E. East in Arlington to full occupancy.
