In Irving, plans are under way for a high finish-out for Avail Medical Products Inc., headquartered in Ft. Worth. The medical firm is taking 10,076 sf of office-warehouse space at the five-building Freeport Tech Center. Tom Smolik of TIG Real Estate Services in Dallas tells GlobeSt.com that $190,000 is being spent to upgrade the second-generation space, vacated in March by Toshiba.

Smolik and TIG's John Lancaster represented the building owner, Petroleum Inc. of Wichita, KS in the seven-year lease. Glenn Watson of NAI Stoneleigh acted on the tenant's behalf.

Avail will retain its Ft. Worth location and also has an office in Michigan as well as six manufacturing sites nationwide. It plans to move into the Irving location in mid-October. The tenant finish-out, which begins next week, calls for an elaborate re-design that includes glass walls for a retrofitting into an office-showroom for Avail's high-profile clients.

Avail will be moving into a 50,000-sf building that is part of a 200,000-sf, five-building complex. Freeport Tech, built in the mid-1980s, is 90% occupied with the latest signing.Extended Technology has added 14,800 sf to its existing 17,200-sf lease at 9704 Skillman in Dallas. The Northgate Business Park expansion and renewal has been crafted by Helen Hudson and Michael Grant, both of TIG, and Scott Jackson of Alliance Commercial in Dallas. Hudson and Grant negotiated the 50-month pact for Northgate's asset manager, Kennedy & Associates of Seattle. The owner of record is Northgate Business Park Inc. The 529,768-sf Northgate, developed in the 1980s, is 98% occupied.

Hudson also closed a 5,800-sf renewal and expansion for June Supply at 11456 Pagemill in Dallas. She negotiated the three-year deal single handedly for building owner, Northgate Business Park Inc.

The Grubb & Ellis Dallas team of Robert Fulford and Gary Lindsey has secured a 36-month renewal for Kaepa USA. The tenant occupies 19,200 sf of warehouse-distribution space at 9050 Autobahn Dr. in Dallas. Crow Family Holdings of Dallas is the property owner.

Trammell Crow Co.'s Dallas office has sealed a 24,000-sf lease for McComb Window & Door Co. in Indianapolis. Steve Horn, vice president of Trammell Crow, and Grant Runnerstrom, property manager, negotiated the pact, which includes a 9,600-sf addition for building owner, CalEast Industrial Investors LLC. The tenant, in business for 68 years, now occupies the entire building at 7690 Zionsville Rd. Tom Cooler of CB Richard Ellis represented McComb Window & Door.
