The two-story building is located at 1442 Second St. The new facility has 22-ft ceilings, exposed wood trusses, mezzanines, skylights and a roof deck. It is occupied by the Italian restaurant, Buca de Beppo, and KORE, an Internet venture capital firm.

The recently constructed building has replaced the Pussycat, which was the city's last standing adult venue. The former theater stood on Second Street for 30 years. Its only remaining vestige is the marquee, which now advertises Buca de Beppo.

The seller, Santa Monica-based development firm Calstar Arvada LLC, was represented by Rick Buckley and Jake King of Insignia/ESG's West Los Angeles office. The seller, an undisclosed investor, was represented by Christopher Houge and Evan Meyer, also of Insignia/ESG's West Los Angeles office.
