Chris Caudill and Doyle Toups, both of Grubb & Ellis Co.'s Houston office, negotiated the transaction. The distribution center was sold to Power Field Services, a Houston-based heavy equipment and parts supplier.

Waste Management's North America operation includes 284 active landfill disposal sites, 16 waste-to-energy plants, 73 landfill gas-to-energy facilities, 160 recycling plants, 293 transfer stations and more than 1,400 collection facilities. It has about 25 million residential and two million commercial customers nationwide.

In an unrelated industrial sale, Visionary Community Church has purchased an 18,000-sf warehouse-distribution center from the estate of Charles A. Hartwell. The holding is situated at 11851 Ormandy in Houston. Chris Caudill of Grubb & Ellis Co.'s Houston office represented the seller. Victor Burks with Buyer First Realty acted on the buyer's behalf.
