"People still need space. The rates are lowering and leasing agents are creative," David Painter, vice president of Dallas-based Stream Realty Partners LP, tells GlobeSt.com. Painter has closed three of the five deals.

Providence Towers, situated at 5001 Spring Valley, is getting the Silvera & Associates law firm in a direct lease instead of its present sublease. And, Silvera gets one of the best views in the city, snagging the arch of the high-profile Providence Tower. The firm has signed a 6,483-sf lease. In another class A signing, the Easely & Marquis law firm will be moving into 6,000 sf at the Legacy Bank Building at 5000 Legacy Dr. in Plano.

Painter represented the law firms. Matt Hurlbut of Chicago-based Transwestern Commercial Services' Dallas office acted for Providence Towers Joint Venture, a Texas general partnership, in the Silvera signing. Kurt North of Dallas' Trammell Crow Co. represented Legacy Bank, the class A building owner, in its new pact. Build out is under way for both law firms, which are planning November move-ins.

Also at Providence Towers, Jeff Ablard of Henry S. Miller Commercial in Dallas has sealed a 1,072-sf sublease spot on behalf of Venetian Resort, Hotel and Casino. Chris Mason of Dallas-based Jackson & Cooksey acted for the new tenant, TCI Cablevision of Dallas or better known as ATT Media.

Preston Commons in Dallas held onto a 10-year tenant in a 16,601-sf renewal, says Painter. Jeff Schweitzer, a Stream senior associate, assisted Painter in the lease negotiations for Wiser Oil Co. Building owner Equity Office used in-house broker Michael Dudley for the talks.

In Carrollton, Progemme Underwriter LLC is taking 3,382 sf at 2611 Westgrove. Ablard and Jim Turano, also with Henry S. Miller's Dallas team, represented the tenant. The John Dryden Co. of Dallas acted on behalf of building owner, Drybern III Ltd.
