The Texas firm is taking 95,101 sf for 10 years at an estimated annual rent of $2.19 million or $22 million for the full term, area brokers familiar with the transaction tell GlobeSt.com on condition of anonymity.

In a prepared statement, Docucorp acknowledges the lease contains an option for another 50,000 sf for potential expansion. If that option is exercised shortly, the total 145,000 sf leased would have an estimated value of $3.34 million per year or about $34 million for the 10-year term, area brokers tell GlobeSt.com

"That certainly would put it up with some of the bigger office leasing transactions we have seen in Atlanta in recent years," a seasoned broker intimate with the northwest office submarket tells GlobeSt.com on condition of anonymity.

Docucorp's Atlanta staff totals 200 employees in sales, professional services and product development. The company also operates an application service provider center near Hartsfield International Airport.

The firm's existing offices are in separate buildings at 2300 Windy Ridge Parkway and Wildwood Business Park. The staffs will be relocating in fourth quarter 2002.

"Docucorp has enjoyed tremendous growth in the last three years, but our previous offices were a half-mile apart, creating a logistical problem," Kerry LeCrone, the firm's senior vice president, says in a prepared statement.

Travis Jackson and Christopher White of Cushman & Wakefield Georgia Inc. negotiated the lease for Docucorp. David Danhof and Bill Hollett represented the property owner, Equity Office Properties Trust.
