NxtPhase Corp. will be moving into a building at 2075 W. Pinnacle Peak Rd. in the Corridors, an 80-acre business park at the southwest corner of 19th Avenue and Pinnacle Peak Road. The Phoenix office of Insignia/ESG, with brokers Ashley Brooks, Jim Bayless and Bob Lundstedt, negotiated the lease for both parties.

NxtPhase develops digital and fiber optic projects and service used by the power industry to more closely track power use, which is useful in an open market. Its Corridors' location is a 41,000-sf speculative office project developed last year by Chicago-based Alter Group. The park includes a 110,000-sf office building that was built for Chubb Insurance. At build-out, the office park is expected to have about 1.4 million sf of office space.

The Corridors is less than a mile from Interstate 17 and two miles north of Loop 101, which runs east to west into the West Valley and over to Scottsdale. As the freeway project has progressed, more and more corporate tenants and developers have built in the area.
