Future Petroleum Corp. is the largest spot signed for in this leasing round. It has subleased 3,374 sf from Milestone Capital Inc. at 1800 W. Loop South in Houston. John S. Parsley and Norman V. Munoz, both of Colliers International's Houston office, represented Milestone Capital in the deal. Joe Trout and Steve Cox, both of McKenzie Realty Co., have acted for Future Petroleum. The office building is a 399,777-sf structure boasting 99% occupancy. The 20-year-old building brings $12 per sf on an annual basis.

Peggy Meredith of Colliers International represented the building owner, Fraydon Enterprises, in negotiating two leases at 6150 Richmond. Amerion LLC is taking 2,385 sf and Daniel Frizzwell, 750 sf. Tenant Gregory Schmidt has renewed his 1,175-sf office space in the structure. The 24-year-old building is 72% occupied and carries an annual average lease rate of $13 per sf.

Meredith and Royce Price negotiated two deals for building owner, ASC Management, at 3131 W. Alabama, a 51,530-sf building that is 78% occupied. Dr. David L. Laney signed for 414 sf and Kathleen Ater, 805 sf. Mary Ann Templin of Templin Commercial Brokerage represented Ater in the deal. The 31-year-old building fetches about $15 per sf annually.
