The larger of the two buildings is a multi-tenant facility located at 5482 Business Dr. Encompassing 10,407 sf, it was 70% occupied at sale time. Tenants include a camera repair shop and copying business. The buyers, Paul Ramezani and Alan Fahami, will use 3,560 sf to house their copier repair service.
Curt Stalder of Lee & Associates negotiated the deal for the sellers, James and Pamela Fast. David Cox of Ashwill Associates represented the buyers.
Cox handled negotiations for buyer and seller in the sale of the other industrial property, a 9,114-sf facility built in 1979. It stands on a 19,641-sf parcel at 16511 Burke Lane. Duane and Martha Robinson plan to occupy the building, which was bought from Richard Houston.
Although the region's industrial market is starting to see a slowdown in leasing, sales remain strong. "In the area of longer-term leasing, people are putting things on pause," Cox says. "However, the sales market is still very strong due to lack of product and low interest rates."
