The first new lease calls for the LA County government to take an additional 24,441 sf at the multi-building project, about five miles east of Downtown. Nearly one-quarter of the new space will be occupied by the Sheriff's Department, pushing the county's total occupancy at the complex to more than 206,000 sf.

The second lease will provide Tenet Healthcare, an HMO that already occupies 28,181 sf of office space at the project, with an additional 7,302 sf. Other health-care organizations at The Alhambra include the USC Keck School of Medicine.

Redevelopment specialist Wayne Ratkovich and some of his partners purchased the office complex about two years ago from a small oil-services company. A rehab of many of the 24 brick buildings on the parcel was quickly begun and several landscaping improvements also were made.

The site also includes 22 acres of raw land that Ratkovich Co. hopes to develop for build-to-suit clients. However, Ratkovich has yet to announce any BTS clients.
