In Ft. Worth, Trammell Crow Co.'s Matt Mildren signed Sixth Street Sundry Shop to a 1,300-sf newly built out rotunda setting in the 50,000-sf Houston Street Mall, located at 210 W. Sixth St. The "mom and pop" operation opens its doors Nov. 1, Mildren tells GlobeSt.com. Mildren represented both sides of the deal in the five-year lease negotiations.
Sixth Street Sundry's owner is starting the operation on the heels of a sale of two combo service station-convenience store venues. The 83%-occupied Houston Street Mall, built in 1941, is a 14-floor structure with two floors of retail.
Jason Miller of Property Realty Advisers in Irving has put B&W Technologies Inc. into 5,160 sf at Northlake Centre in Pantego, an abutting community to Arlington. The gas detection equipment supplier from Canada is settling into 3201 W. Pioneer Parkway after relocating from a site in the Grand Prairie Interstate 360 corridor, Miller tells GlobeSt.com.
The five-year lease takes the office building, owned by Madison Pantego Co-Tenancy, to 79% occupancy. Built in 1986 by Dallas-based Vantage Cos., the building carries a quoted shell rate of $6.50 per sf triple net. Miller acted on the building' owner's behalf while Grant Laughlin of Office Finders represented the tenant.
Miller also represented Gateway Business Center, located at 6012 W. Campus Circle Drive in Irving, in a 5,900-sf signing with Connecticut-based Environmental Systems Products Inc. The new tenant is one of the US' largest supplier of enhanced emissions testing equipment and testing service provider. Miller represented both sides in the three-year deal that takes the four-building complex, totaling 114,913 sf, to 93% occupancy.
In a freshly signed leasing assignment, Miller is helping Alliance Contractors find a tenant for a 20,000-sf office building nestled in a heavily industrial area of Garland at 102 N. Shiloh Rd. Building owner Ard Properties occupies about 40% of the 43-year-old building with its Alliance Contractors business.
Kimley-Horn and Associates Inc. tomorrow cuts the ribbon on a 2,503-sf office at AllianceTexas. It's the fourth location in North Texas for the leading engineering and planning consulting firm. The firm's new address is Commerce Center 14, 2301 Eagle Parkway, which also counts Pitney Bowes, AT&T and ATC Logistics as tenants.
