Tempress Products, a seller of sport fishing and marine accessories, has bought a 34,990-sf distribution center at 5052 Sharp St. in Dallas. The firm also plans to use the location for its headquarters.
Tempress has been operating out of a 12,000-sf facility at 2015 McKenzie in Carrollton's Valwood Industrial Park. "We were looking to own," says Kevin Warden, Tempress CEO. "And this area was closer in and had more of the individually owned, mid-size warehouses that we were looking for."
According to the Dallas Central Appraisal District, the single-story building carries a 2001 assessed value of $714,060 and land value of $140,700. The 41-year-old building is positioned on about 1.3 acres.
Michelle Hudson of Dallas-based Henry S. Miller Commercial represented the seller, John Weiss. Greg Nelson of Bradford Co., also of Dallas, handled talks for the buyer.
Pizza Hut, an entity of Tricon Restaurants, has bought a one-acre pad site in the southwest Ft. Worth's Cityview Towne Crossing. Woodmont Co. vice president Kevin McIntosh represented the seller of the site that fronts Overton Ridge. Corey McCord of Trademark acted for the buyer, developer Jim Tonick of Tonick Property Co. Tonick will start work on a build-to-suit and lease the location to Pizza Hut, according to Woodmont.
In the past two years, Cityview has sprouted from the ground and converted the Bryant Irvin and Interstate 20 intersection into one of the hottest retail markets of Ft. Worth. Costco and Super Target anchor Cityview Towne Crossing, which is surrounded by scores of other mass-appeal retail venues.
