To date, the Villages at Colleyville buildings are 25% pre-leased to high-end retailers, Tom Wouters, Realty Capital's vice president, tells GlobeSt.com. The $11-million undertaking has Chelsea Lane clothing, RSVP stationery and accessories and Barrio Antiqua furniture signed for the 40,500-sf 55 Main St. The developer's 85 Village Lane, a 21,500-sf building, has signed Elixir Spa and Daymaker and Owl's Nest, a toy retailer. Wouters says a deal is nearing a closing with a custom builder for one of the villas.

Each building contains ground-floor retail and upper-floor office and residential components. No specific sf has been dedicated to the upper-level mix. "We just know from the interest we've received from the community that we will have a mixture in each building," says Wouters. He predicts stabilization in 12 months to 18 months for the latest projects for the Villages at Colleyville.
