Triple Net paid $5.4 million for the 77,582-sf Temecula property. Built in 1997, the facility is located at 41093 County Center Dr. It is occupied by Temecula-based health-care company FFF Enterprises.
Alan Pekarcik of Voit Commercial Brokerage's Irvine office and Robert Mitchell and Mike Bouma, both of Voit's Anaheim office, represented Triple Net and El Segundo-based Kilroy in the Temecula transaction.
Pekarcik also worked on the Las Vegas deal, in which Triple Net scooped up a 102,948-sf building for $5.1 million. The structure, constructed in 1993, stands at 1840 Aerojet Way. It houses the distribution operations of Largo, FL-based Val-Pak Direct Marketing. A subsidiary of Atlanta-based Cox Enterprises Inc., Val-Pak is a full-service marketing company. Pekarcik spoke for Triple Net in the Las Vegas sale. Kilroy Realty used in-house representation.
In September, Triple Net acquired two Nevada industrial buildings from Kilroy for $12.3 million. One property is located at 795 Trademark Dr. in Reno and encompasses 75,257 sf. The other facility, 106,717 sf, is located at 1900 Aerojet Way in Las Vegas, just down the road from Triple Net's latest acquisition.
