Triple Net paid $5.4 million for the 77,582-sf Temeculaproperty. Built in 1997, the facility is located at 41093 CountyCenter Dr. It is occupied by Temecula-based health-care company FFFEnterprises.

Alan Pekarcik of Voit Commercial Brokerage's Irvine office andRobert Mitchell and Mike Bouma, both of Voit's Anaheim office,represented Triple Net and El Segundo-based Kilroy in the Temeculatransaction.

Pekarcik also worked on the Las Vegas deal, in which Triple Netscooped up a 102,948-sf building for $5.1 million. The structure,constructed in 1993, stands at 1840 Aerojet Way. It houses thedistribution operations of Largo, FL-based Val-Pak DirectMarketing. A subsidiary of Atlanta-based Cox Enterprises Inc.,Val-Pak is a full-service marketing company. Pekarcik spoke forTriple Net in the Las Vegas sale. Kilroy Realty used in-houserepresentation.
