The site, which is near I-287 and Routes 22, 28 and 202/206, currently houses a 180,820-sf complex that includes a 50,820-sf office building and a fully-leased 130,000-foot warehouse. The three-story stand-alone office building, which has a raised-floor computer room, fiber optics and other amenities, is available for immediate occupancy.

"It is equipped to accommodate the extensive cable and wiring needs for pre-IPO or start-up companies," according to Neu.

The site also has redevelopment and re-use potential. "It can also be rezoned for residential development," explains Neu, whose Eden Wood Realty is a subsidiary of the Hanover Twp., NJ-based Neu Holdings Corp.
