John Ferruzzo of Houston-based NAI Partners Commercial negotiated the deal for the buyer. Mike Townsend and Jim Vann, both of Moody Rambin in Houston, represented the seller. The property had a $1 million asking price.

Vann tells GlobeSt.com that the building was originally owned by Rueshe Distribution, a gasoline distributor. The holding has been vacant since last year's buyout of Rueshe by Susser Petroleum. Susser is part of a family of companies that owns convenience stores and gasoline distributorships throughout Texas, including over 150 Circle K stores.

A source at NAI Partners says Verde Environmental previously occupied a single-tenant building on nearby Schneider Road. Verde reportedly wanted a location with higher visibility and Susser's warehouse fit the bill since it has frontage along US Highway 59.
