Evans used a 1031 exchange for proceeds from an Albuquerque sale to acquire the building and half acre at 2270 Manana. Evans will open the doors Dec. 1, Nathan Denton of Henry S. Miller Commercial in Dallas, tells GlobeSt.com. The building was on the market for five months at an asking price of $450,000, says Denton.

Built in 1979, the office-warehouse formerly housed a furniture company that went bankrupt. The building, situated near the intersection of Interstate 35 and Northwest Highway, was vacant at sale time. The 2,000-sf office component is undergoing a rehab in preparation for the move-in.

Denton represented the buyer and Arthur Brooks of Brooks Real Estate in Dallas negotiated the sale for the seller, Gloria Sherman.

In Caddo, TX, a 1,306-acre ranch–on the market for 1 1/2 years–sold for a combined use of a hunting facility and agriculture. The asking price was $650 per acre, says Blake Hortenstine of with Henry S. Miller Commercial, tells GlobeSt.com. He and Robert Stone co-brokered the deal on behalf of the seller, the heirs of A.J. Barry Sr. Larry White represented the buyer.
