Al Walker and John Ferruzzo of the Houston office of NAI Partners Commercial, represented Impression Bridle in the sale transaction. Scott Weaver of Weaver Realty Group represented First Capital in the sale.

Weiner's was a former tenant in the building. The facility was owned by an undisclosed entity. After the property went into foreclosure, First Capital Bank sold it. The sales price was undisclosed, but the advertised asking price was $30 per sf or approximately $1.2 million.

Ferruzzo tells GlobeSt.com Impression Bridal was formerly located in approximately 20,000 sf at the Southwest Techniplex industrial park in Stafford, but needed more space and wanted to own their own facility. The company has purchased this building for its warehouse, corporate headquarters and showroom. He says the company imports wedding gowns from the Far East and distributes them to area bridal shops.

Impression Bridal plans to renovate the building with approximately 10,000 sf of office finish. Ferruzzo says the owners of the company live in the southwest area and had altruistic ideas when purchasing the property. They wanted to help revitalize the property and the surrounding community. There are other abandoned older buildings, including a former K-mart nearby, and the owners hope their presence encourages other businesses to locate nearby.
