Terms of the five-year lease will provide USA Wireless Technologies Inc. with 98,840 sf of mostly industrial space inside the center, which stands in the 8000 block of Woodley Avenue. The relocation will allow the company to triple its capacity, according to David Khalepari, the firm's CFO.

USA Wireless manufactures and distributes batteries, carrying cases, headsets and other accessories for cell-phone users. Khalepari says the company has simply outgrown its 28,800-sf building at 10310 Norris Ave. in Pacoima.

Russ Thomas, a broker and principal at Van Nuys-based Delphi Business Properties, represented USA Wireless in the Van Nuys lease. Thomas also is a part-owner of the Pacoima building that USA Wireless is leaving and has already found a tenant for the complex, though he can't provide details of the transaction yet.

Thomas says USA Wireless will move into its new Van Nuys space in the second quarter of next year, after about 17,000 sf is converted for use as offices. A Cushman & Wakefield brokerage team of David Hasbrouk and Mike Clark represented Lewis Building Center's owner, Prudential Insurance Co. of America.
