Brad Marnitz and M. Vincent Gyorgy, both of NAI Partners Commercial, represented the tenant in the lease talks. Kyle Kelly and Drew Morris, both of Trione & Gordon ONCOR International, negotiated for Macro Enterprises, which assigned its lease to Santos. Doug Knaus represented the building owner, Westchase Development Venture in the lease structuring.

Gyorgy tells GlobeSt.com that a shift in company culture brought the firm to the class A, six-story, 184,259-sf office building on Richmond. The building is currently 84% occupied. Gyorgy says newly appointed Santos USA president, Kathleen Hogenson, liked the water wall in the lobby area of the building, the amenities, access to the Beltway and the building's fiber optics capabilities.
