The 3030 S. Gessner office building is a 60,476-sf , low-rise suburban structure built in 1978. Its most recently posted statistics show a 49% occupancy. Advertised leasing rates run are $15.50 per sf annually.

In the Westchase submarket, suburban class B rates currently average $17.14 per sf, while suburban class A rates run $22.37 sf. Sanford Criner, principal with Trione & Gordon, predicted a sunny future for the Westchase submarket in his 2001 year-end report, saying "Westchase will benefit from the tightness of the Energy Corridor market.
