Tony Patronella of Houston-based Southwest Realty Advisors represented the buyer and seller, Gilbert Mikulenka, in the transaction. The buyer plans to add manufacturing and warehouse space and outside storage to its nearby existing facility at 5842 West 34th St.
The Jim Coleman Co. is building in the city's largest industrial submarket. The area has 83.8 million sf in its industrial inventory, mostly in distribution product. Third quarter 2001 results show the area had a 9.22% vacancy rate with more than two million sf of industrial space under construction.
