Patronella started as a land broker in Houston in 1978. He tells GlobeSt.com that he is bullish on the Houston land market. He says land intended for multifamily development inside the Beltway and retail land will continue strong in the new year, but suburban multifamily and office tracts should slow some this year. "I believe 2002 will be a verygood year," Patronella predicts.

Patronella says his plans at Southwest Realty Advisors include assembling a high-quality team. "That is the key to selling land," he says. Land transactions are different from other commercial real estate products in that clients require more tangible experience with the product in order to determine whether or not to buy. He says the deal is completed on a meeting-by-meeting basis and therefore requires the right people. "Understanding the dynamics of what makes a good location is something that is hard to describe on a computer," he adds. Southwest Realty Advisors, founded in January 2000, caters to industrial leasing, sales and development.
