The fire and water restoration and cleaning company, catering mostly to commercial buildings, started its Houston operations in a 25,000-sf, user-owned building on Forney near Harwin. Then broker Doug Nicholson of Grubb & Ellis Co. in Houston inked a pact for the company in a 20,000-sf building at 7830 West Park. Still faced with his client's mounting space needs, Nicholson found 70,000 sf at Beltway 8 in July 2001 and the firm relocated. Then along came a 14,000-sf expansion and now, the keys to an entire distribution warehouse.

Nicholson and Stephen H. Jaggard, president and CEO of Vantage Cos. Houston, say the firm's ability to expand was one of the key factors in its decision to head to the Beltway 8 Business Park. That coupled with the positioning at the juncture of two prime arteries, Texas 59 and Beltway 8, as well as parking capabilities drove the final decision, according to Nicholson.

Ken Aylesworth, general manager for Blackmon Mooring's Houston office, previously told GlobeSt.com that the company needed to "substantially increase the size of our facility to handle our clients' needs." Beltway 8, he added, met the immediate requirements and anticipated growth.

At build-out, the business park will contain 260,000 sf. The first phase delivered in March 2001. It consisted of Blackmon Mooring's warehouse, two 26,400-sf office-tech buildings and a 73,500-sf office-warehouse.
