Peggy Meredith of the Houston office of Colliers International and Royce Price of ASC Management represented the building owner, ASC. David Anderson of Trammell Crow Co.'s Houston team handled talks for the law firm.
Meredith tells GlobeSt.com that the 51,530-sf, five-story building currently is pushing 85% occupancy. According to advertised rates, building leases run from three to five years and five to ten years. The going rates range from $15 per sf to $15.50 per sf. Major tenants include insurance companies, Dean & Draper and Gulf Coast Insurance. Each occupies 19% of the building. The tenant roster also includes Europa Spectrum, a personal services firm that takes up 3% of the office building.
