Consolidated Dental Technologies Inc. has acquired a 6,400-sf building near the Beltway and Southwest Freeway while Cactus Builders grabs a 9,920-sf structure on the fringes of the downtown. Consolidated Dental Technologies' acquisition carried an asking price of $256,000 and Cactus Builders, $256,500. In keeping with confidentiality pacts, the selling prices were not available.
Chris Caudill of the Houston office of Grubb & Ellis Co., tells GlobeSt.com that these are the first of several small building sales in the pipeline for a one-mile stretch of the Beltway-Southwest Freeway area. Consolidated Dental Technologies' new home at 10418 Rockley is an early-1980s product with tilt walls and 50% office build out. Caudill represented the seller, Larry Sinclair of Houston. Ed Ayers of Houston Realty Advisors negotiated for the buyer at the bargaining table.
Cactus Builders' acquisition is positioned at 3004 Navigation, right on the outskirts of the CBD. Caudill and John Ferruzzo, who's now with NAI Partners, put the building company into its existing location, 2,400 sf in the downtown, just three years ago. The purchase, Caudill says, is "another example of a small company expanding and taking advantage of the good mortgage rates."
Caudill and Ferruzzo again represented Cactus Builders. Jeff Everist and Mark Emole, both with CB Richard Ellis' Houston office, brokered the deal for the seller, Equipment Technology Inc.
